I have two different rentals near RR tracks - the trains aren't fast moving, as they are generally freight trains, but they do go by, and I have never had a single complaint about either one and both properties rent fast.

Worst, especially for people who have no idea or very little experience with court procedures and process of evictions, criminal justice, etc.

If the broker was representing you, he or she must meet a higher standard - that of a fiduciary.I would consider threatening the broker with going to the real estate commission to file a complaint to  make you whole.

(i.e. needing space & to lay out rules re: city ordinances about parking, as well... our kiddos have already learned some things from us being in REI even about how these sorts of things can become issues w/tenants # of vehicles and dealing with city sending letters about complaints) I realize that my questions might be far off from the original topic of this thread, but I hope somewhat related as they are college-age-related REI and re: house-hacking. 

He had been there a couple of days, I was heading over to the apartment to check out a 'smell' complaint from the neighbor when the police called.

In Colorado we have a real estate commission that oversees HOAs and they can help with complaints and enforcement. 

Credit, criminal and eviction reports can go a long way to getting you most of these answers, but some do take some additional digging. 

To put it bluntly, Craigs List tenants do not want their credit or criminal background checked.  

I just started a post card campaign, and am mostly getting people calling asking to removed from my mailing list... Is this normal, or is it possible I used the wrong type of mail peice for my campaign?

Their criminal and rental history is clean and looks good too.
