I paid full retail taking into account the finance terms.  

Is there a benefit to purchasing a property specifically for rental purposes versus purchasing it as your new home and converting your current account into a rental?

Refinance or line of credit if you want to keep it.1031 exchange if you want a different property.Pay taxes, or move into it for 3 years then sell it as a primary home (you also have to recapture all the depreciation you took over the years). 

None of the syndicator deals, even the best of them, wound up having enough upside to compensate for the risk of having zero control of the investment once the money leaves your bank account.
