My other issue with them keeping the entire 100% has to due with the fact that this creates an economic incentive for them to not collect rents on time.

I'm going to guess that Indiana imposes all the same requirements on foreign entities operating in the state, as they do on entities created in the state.

I recommend two things: (1) read the lease to make sure there is not a clause the prevents assignment and (2) create an assignment of lease document and have the tenant and the owner sign it.
