For a rehab, there probably isn't enough meat on the bones for them.  

In the past I had managed my properties myself, and with all the trouble I had with a few tenants, over time came to realize that for me at least, property management makes a lot of sense.

Even if I worked to the limit of human endurance, it would take me at least three months (probably more) before I close my first deal. 

Estimating rehab costs, estimating market value after repair, then being able to negotiate a price with the seller that allows you to make a profit while still leaving enough meat on the bone for the rehabber to buy that property and rehab it and still make money.

@Michael Noto, I did manage to drive by 4 properties recently (a lot of 12 hour shifts and afternoons/midnights are making it difficult).Two properties didn't help their case...two properties (based on the outside appearance with the inside pictures on the listing) solidified their potential, to me at least.Go figure: the two properties that helped their cause are already off the market.
