(Search for the Due on Sale clause in a mortgage and you'll see plenty of threads and opinions on that but it is very common practice).I would focus 99% of your time on finding the right area and property, as well as team - agent, Property Manager (@Stephen Glover is a very good start on this one btw), banker, Contractor, etc.

I would personally just turn each unit over as they come back up for lease, then increase the rents and fix it up over time. 100k is a downpayment on another place and/or reserve funds.I agree with this approach.

His reasons were: a) he can borrow capital improvement budget, thereby not diluting LP returns and b) he could not underwrite yield maintenance.He continued to imply that his business model will remain short term holds (under 5 years) so this debt works for him and is better than fixed rate.My question to this community: would you still be willing to invest with an operator taking out floating rate debt in today's world?

I was wondering if anyone else in the BP community has used this company for their investment lending.I cannot achieve another low-money down loan until the end of 2024 when the seasoning period of my FHA loan runs out, so I'm looking for other alternatives.Thank you for any help!
