@Paul Duncan I'm not 100% sure but believe it is six months for conventional loans, however there are portfolio/commercial lenders in my market that I've done BRRRs with that don't require any seasoning.

After some showings by the agent, the general concern from potential buyers is the location.The property is located near a commercial ave (Back to a vacant lot facing the commercial ave and a car dealer backyard in front of the street).

Some commercial lenders may let you do this via them placing a second mortgage on the duplex, but I've not attempted this so not sure what sort of appetite there is for this kind of loan.If you're going with a commercial lender, just ask them what they can do and they'll tell you.

@Abel Teklu I wanted to get a traditional loan but since it's 4 different properties they cannot be bundled, thus, making it a commercial loan.

I personally like to have multiple units so your risk is mitigated a bit, and to be fair I am a multifamily guy not a commercial investor.

I don't have too much experience with real estate (besides purchasing my primary residence) so I've really been enjoying the content here so far :) My goal in the near-term future is to buy & hold at least one commercial property somewhere in Northern California (probably not San Francisco due to insanely high costs).
