Thanks.Hi Barry, Pro Forma Cap Rate is calculated by using the after repair value of the property, the Cap Rate is calculated by using the purchase price.You can add in after repair value by clicking  the "I will be rehabbing this property" checkbox under the Purchase section.Hope this helps!
