The tenant that is leaving has kept the place reasonably clean throughout their stay.

I got one a few years ago that I paid closing costs around $1400, put $200 into the house to clean it up and marketed it as a Lease Option.

It's decent if you want a clean looking finish but not too fancy.

Gary Allbright  I recently had them clean my gutters, add gutter guards, and replace soffits on my primary residence.

Besides this the home will need  a total of eight (8) new exterior windows, deep cleaning, paint, new overhead fans and light fixtures. 

He left without a fight, but the property was pretty rough after a decade without being cleaned.

If the place was clean and fixed up you could have easily sold it for $180,000, but the person had destroyed it so bad there's no way that you could get an FHA USDA or a rehab loan on it.

We fixed the issue cleaned the area of concern.

B class would be the area surrounding this A area that is still very clean, pricy to live in and maybe some.C class is lower income, maybe a little bit of crime.
