I use a property management and they would take care of the place since im over 2 hours away.

It's incredibly easy to manage as I have phenomenal tenants when take care of the place, so I'm personally happy with the little money it makes + principal pay down + paper losses from depreciation.

Can't dump mulch/gravel and so on in the back, but can haul all sorts of things and is utilitarian enough to not care if it gets dirty.

The condos rent for 1500 but be careful as most condos are non warrantable.

@Stuart Grazier The turnkey route might be worth investigating if we can purchase the home without a renter and live in it for a few years before letting the management company take care of it.

I assume the reason you selected this route would be learning and trying to do a lot of the work yourself. 

If the driver doesn't see the wall (or doesn't care), they'll back right into the wall and damage it.

Take care of your properties and your tenants and your chance of getting sued goes down dramatically.
