When we talked about it, the seller was concerned about having 2 mortgages and that they would not be able to buy another house if they still have this mortgage on their credit I said if we made they payments we'd give them proof.

(ok, so I cheated and got that from James), POF and a purchase and sale agreement with “to be determined†for the amount 2) Start negotiations or send packet to your contracted negotiator3) List property for sale using SS verbiage 4) Get property under contract with end buyer5) Wait for closing6) Have title company send transactional lender proof of deal and POF from your buyer7) Close with transactional funds8) Close with end buyer and walk away with a big grin :D What is the process when pursuing realtor leads or already listed properties?

If you must rent to a bunch of rowdy, slovenly college boys, bite the bullet and hire a cleaning person/crew to come in once a week or so to keep the filth down.

I believe that society in the US has lowered their standards for what (products) are acceptable and proof is accepting appliances with a 1 year Manufacturer warranty.

In the contract we had put a contingency that the seller will provide the proof of rent payment, but he's saying since some of the tenants pay rent by cash, he has no proof.
