Have done any soil testing or build studies so that you can transfer the land in a more opportune way than when you bought it? 

I am working as a consultant part-time so I have the ability to set aside time each day for research, meetings, etc.I don't necessarily need a lot of cash flow on the front end but would like to "get the ball rolling" to start building equity.Any advice on how to get started is greatly appreciated, thanks!

I'm in the Pittsburgh area, focusing on small multi units in "B" areas to start and then building from there.

the only difference is that the house @ 624 k has the meter installed and he completed a boat dock (approximately 35k to build).  

The state sets the minimum guideline, the county builds upon that, and the city build on that.

Repeat this process and you can easily build up a portfolio. 

If I trim rehab though, it would help tremendously, but I am just not that much of a risk taker I suppose when it comes to building.

The policy will cover the Existing Building normally at Actual Cash Value (depreciated value) and the improvements you are putting in at Replacement Cost.
