Long story short, you are doing the right thing by asking these questions, listen to others in the local area and filter what they say and make sure you know what you are getting.In my journey I also looked at and had a deal under contract for a 5 unit in a not so nice area.

Typically I have a 'Maintenance Responsibility' section in all of my leases clarify that the tenant is responsible for cleaning, yardwork, air filters, etc however I've never had a rental unit with a water softener but I would include that also if i did.

Yes, it's human nature to feel like they took too little if they find out that you are making more than them.Heck, I still cringe sometimes, under my breath, when I see what some of my colleagues made on a deal they bought from me [I'm sure some of them do the same thing when this is reversed].For me, I'm glad the next guy is making money and that just means we will do another deal together.
