Hi everyone, I'm brand new to flipping houses and am trying to learn as much as possible before taking the plunge.  

My wife @Catherine McGinnis and I have sent thousands of mailings to two different farms over the last couple of years, mostly in the form of postcards.Direct mail in L.A. is expensive, especially in luxury markets, and hasn't really driven any direct deals that we are aware of for us or other agents I know, but it may have helped us with branding which has led to referrals coming from one of our farms.

We did not pursue the development of the homes, figuring that local builders carried a better brand name then we would.  

I'm brand new to the investing world and am wanting to connect with investors who have made wholesale deals in the Tulsa and Oklahoma City area.

If the investors in the audience bid a property well beyond the debt owed, that money is supposed to go back to the homeowner, right? 

I neglected to keep in mind my audience, but do appreciate everyone's advice.

I agree with @Jd Martin and @James Brand.  

They are often the first to start "flaming" others.Many people or firms come to BP for an audience because they have something to sell.

Your tenant is brand new.  

Businesses are more sensitive to price competition, branding, marketing, staffing, etc.
