The example is below from a recently sold property, with financials from the realtor website, and my calculations:DuplexSold price: $385KWith 20% down payment: $77KLoan amount: $308KWith conventional 30 year 4% fixed loan, yields a monthly mortgage payment of $1470/monthCombined monthly rent (from website): $2350/month; $28,200/annual50% expense rule : $14,100/annualThus, net operating income (NOI) $14,100/annualized; monthly is $1175capitalization rate : NOI/purchase price : 14,100/385,000=3.7%cashflow: monthly NOI $1175- monthly mortgage payment (1470) =-$295I understand you can look at comparative rents in the area to see if the rent is below market value and do some forced appreciation.

The closer the better.My understanding is that its easy to estimate the monthly returns very accurately - simply by taking the Cash on Cash from Cap Rate - and deduct the Debt Service from it.Of course it doesnt consider all expenses - but given that debt is the biggest expense - its very close.So you see - you come across a listing that says 1MM @ Cap Rate 5%.You know right away this yields 50K a year.You realize you're going to take a loan on 75% of 1MM - at 4 %.Your payments are now 3% of 1MM ( 750K x 0.04) = 30K.

i do not mean go into debt like crazy i mean something small to boost your score such as a prepaid card from your local bank, just talk to them about building your credit and they should surly have some options. coming out of the gate with good standing credit will put you in a better position than most to start investing also if you are working saving up what you can would help depending on which market you desire to jump into, fix & flip / wholesale / buy n hold. also i would recommend learning to analyze a deal.
