Let me reach out to my cleaning crew and see if they have bandwidth to take more .. poconos is a high traffic area - lots of potential but at the same time high expenses - maintaining a hot tub is just one of the other hassles .. but I would suggest having it accessible to guests as most folks who come in especially during winter consider that as a added bonus .

You can't compare apartment buildings with NNN one is active and one is passive with the right lease, location, and tenant.Most of my clients are buying single tenant right now because of a 1031 exchange or they want bonus depreciation tax benefits etc.

I also looked at syndications with bonus depreciation to negate cap gains, but I would still have to pay 10% CA tax and you cannot bonus depreciate forever.
