Tenants can smell the blood of a new landlord from a mile away and they will bite.  

This situation doesn't pass my smell test, something fishy is going on between the realtor / cleaning company / Landlord.  

Even in there you should not PROJECT returns in any way that looks like, smells like or even remotely resembles a guarantee.Private placement of debt can talk about the interest rate you are willing to pay in the PPM but only in there.

That, and the willingness to walk away from a deal if it doesn't smell right.Oh, and I'm also looking hard at a small commercial project, as everyone and their cousin seems to want to get into residential real estate right now.  

Don't just run in throwing money around, even less-than-smart people will smell blood in the water right away.Even if you stand to make a fortune in this deal (and I'm hoping you are, since you're willing to torch six months rent to get into this property), don't just give money away for nothing, it's bad practice.
