I think if you're ok with living in a multi, you could sell your home and swing for the fences and go for the biggest multi, that produces, as you can. 

Biggest issue I've had is delayed communication if there is a maintenance issue, "oh the toilet has been flushing slow for a few weeks" and rent late a couple of days twice.
