I'd at the very least want to replace all the drain traps... after 50 years, the cast-iron likes to develop leaks.You didn't say anything about bathrooms or kitchen rebuilds, but in a house that old you're probably going to find rotted subfloor under the bathrooms... maybe even rotted joists.

If 3 bed 1 baths haven't sold it doesn't matter what price you get it at you will need to add a second bath to compete.If someone can land another property for 15k more with a nice second bath buyers will pay it everyday as they see the value of not fighting with siblings,spouses,and friends for bathroom space in the morning.Hope it helps.

Help Me Save My Tenancy - What Sound Deadener to Use?

We've used batts in that way to deaden sound from bathrooms and laundry rooms adjacent to living areas with good effect... even R13 would make a difference.Lowes sells sound insulating sheetrock that would help as well.Sound can also travel through the walls, so having insulated wall cavities would make a difference.On the very expensive end of things, consider using foam insulation (icynene, sp)... it'd cost a fortune, but that'd be as good as you're gonna get for sound dampening effect (It'd also make the space such that you could heat it with a birthday candle and cool it with an ice cube, but that's another story entirely.)A thought for further research would be to look this topic up on websites geared for musicians.

I think you would be a lot better of buying a house versus condo.. if you can buy a 3 bedroom / 2 bathroom for 150k with an FHA loan you should have very little down and you can rent out two rooms that which will cover most of your payments.

The more you do, the better you will get at knwoing what homes will need and how much the costs are.Pay attention to kitchens and bathrooms as they can often be the largest cost factors along with AC, roofs, foundations, etc.
