Barring a killer deal, this is not the time to be doing a tear down and if someone were to do it now, it should not be someone who has never done flips or a ground up build.

I don't know that short-term renters would care that much for the kitchenette given the 2nd floor is a large open gathering area and there's a wet-bar at the roof deck entry anyway.  

If a bar sells beer at happy hour for $2 as a special (loss leader), and a new owner takes over and raises that to $5..is he screwing people?

However, you can set up a separate, private entry, egress, bathroom, and a "hell of a wet bar" (like a kitchen with no stove) in the basement and rent it out.

It's a sales job with a low bar to entry so your always going to have a lot of losers in it desperate for a check, I hear it's something like a 90%+ turnover rate.

Leaning towards a subtle off-white board n batten with black gutters, doing decorative lumber over the front porch posts/railings, and vertical iron bars or cable railings underneath.

The only ppl who care about that scene more than voters are the politicians.
