For example, in Colorado if a lease does not have early termination verbiage then it defaults to the state standard: tenant is responsible for rent and utilities until a new lease is in place and the landlord is responsible to mitigate their losses (actively attempt to fill the vacant unit).If both parties want to make a different agreement, then you can pretty much do what you want because with both parties agreeing, you can simply terminate the old lease and sign a new one with the parts you both agree to.

Too many assumptions have been made here, appreciation, the economic holding period, the ability to invest at a given return at all times, and since real estate is not a liquid market, you have market risks, financing risks, opportunity costs associated with X dollars a month vs a lump sum being available, the IRR is rather irrelevant to attempt to measure and if it's not your money you don't have an IRR, you have earnings.
