Did they do any of the legal stuff to condoize them or just gut the building and not finish renovations?

If it's a big open space with limited finishes at this point, and in a rough but possibly on the way up type of area, I would consider turning it into artist work studio spaces.

We finished over 30k in expenses, but still made a nice profit.

It has two units on the front which appear as a duplex, and on the back of the property (property is on a downward slop, there is a 1br/1ba unit that was built from the finished basement which sits below the other two units.

Then determine how much it would be worth once a developer attains that highest and best use.

Hard to tell.Anyway, it's been great for flips, because the promo period is definitely less than the turnaround for a flip from start to finish.
