I would reach out and get a pre-approval for a mortgage and see what your options are for max loan amount and see your current rate and terms.That’s way you’re ready and have an approval in hand and know all of your options.

@Mitchell Mahnken - I do not own any mobile homes but I’ve learned some things about them through my RE readings and BP podcasts.Because they do not appreciate in value like a traditional home (they actually decrease in value) you would need to factor that into your math.When considering your exit strategy, how much would this sell for after 10 years, 20 years?

I was pre approved with FHA in july, here in north carolina looking for a duplex to house-hack, but it kind of sad  because i know the cash buyers are getting everything ,  and i wish i had to cash to flat out pay, but i am using a loan , its rough out there , but i hope i find something move in ready with fha  in 2022

(Our real estate agent informed us that our last offer didn’t get considered because it was VA, sellers not necessarily interested in potentially having more work to do for VA approval when others are offering listing prices and above, cash, etc.)

Hey Bryan,Quick update:Good news - I got a new lender in place, pre-approved and in-progress, and got the Appraisal transferred over successfullyBad news - the seller wants a new contract and to increase the EMD amount.

I usually provide the contact number of the tenant (with their approval) to the repair man.

I was sooo glad when that 5 yr hold deal sold, a mobile home park.- I think a BP poll of how happy partners are with the partnership they enter, its no higher then 10%. 

They applied for three months of future rent and were approved, then they received a notice two weeks later that they could apply again.
