I trying to purchase first commercial building, approached a company name Guaranty Loans  they are in Phonenix Az , guy name Casey James did application, but then I read on app it said loan fee had to paid upfront before loan can be processed... anyone ever heard of this company or is there such a fee upfront he said they are private lenders...

@Jake Stuttgen No, that doesn’t work....you have to say it was loan (will kill your financing app) or it was gift (gifts not allowed from non family members) or you would have to say it’s income (mtg fraud).

The are super simple self install items that you can put in your house when its vacant and when you rent the house you put the alarm components back in the box, put it back on your closet shelf, go onto your phone app and stop the monitoring service until the house is empty and your portable security system is back in place.

I HAVE YET TO MEET A RENOVATOR WHO KNOWS WHAT HOME FEATURES ADD some form of resale value to the subject property before we can get to the ARV we first need to know the resale value of each amenity of the house based on a list of factors to be consider that may affect the potential returns rather those returns break even with the cost negative returns or in some cases positive returns when going to resale your renovated property construction project
