Now it's more uncommon to rent by the room in Philly simply due to finding people willing buy into that situation.

My other rental people ask for a lower price and I meet in the middle.

THat's easier to do than you might think: there are 42,000 zip codes, so there are a few hundred thousand people who are "top 5" at any given zip code.Hats off to you for starting to connect with an agent, but I'd wait to buy anything for at least 6-12 months as you build market familiarity!

@Danae Pitcher I’m always surprised how few questions people ask when they’re getting to know us as a vacation rental manager.

Was a huge success and we literally had people moving in as we were punching out. if location is good you should be sitting on a gold mine.

Ours has been full with people moving to the area looking to buy.

Based on my experience I would focus on Facebook rather than other social media platforms such as Instagram, but its worth the shot to try an connect people from Instagram. 

I personally specialize on the financing side of the house and help people get from where they are to where they want to be in regards to lending and financing these deals!
