Your realtor gets paid their commission from MLS deal but I work out a flat fee with mine for the non-MLS deals but there are many other ways to do it.

I have seen sometimes where you can offer a flat rent or reduced rent if they renew early to see if they will bite but it's a long shot.Now might be time to sell and get a strip center where your tenants are multiple and no rent income if one goes dark isn't an issue.

In a house like that, you can probably get away with saving and painting the cabinets, putting in basic countertops, basic carpet, and cheap flat paint throughout the house - heck maybe even all white paint!

The Slab will only be 30x30 plus a carport, and water is available but will require a septic system.I know there are many factors such as topography, but I am looking to get an idea of what it may cost to build something like this on a flat lot from some of you experienced investors, and maybe even get some recommendations if any of you use a contractor.

When I tried to explain to the agent and her broker about this being a wholesale deal and there's usually no buyer's agent or commission involved and that I was only agreeing to pay the agent a flat fee b/c I felt she had helped the buyer it just got complicated.
