It works sort of like this, but not exactly, so only use this as a guideline: deduct the closing costs from your loan amount, then using your actual loan payment, calculate what the interest rate would be on this amount instead of your actual loan amount.

I say seen as a negative because I don't consider it an actual negative as one should expect to pay a premium price for a premium product or service but sometimes investors want to pinch pennies at all costs so the pricing can be a turn off to some.

Even if you miraculously pulled a deal out of a hat, found a buyer, and it actually closed, it would be weeks before you get paid from it.Outside of robbing a bank or selling drugs I can't think of a way to make $1500 that quickly.
