I literally stumbled into oil & gas landwork by accident after completing my BBA with a concentration in real estate. 

The only other thing I would check is seeing how much of an HOA increase has occurred over the last 5 years.  

Did an event occur that could result in higher fees, accounting charges etc?

Unfortunately, the 2 year residence requirement must have occurred in the 5 years previous to the sale.  

Reports are ordered early in the process in order to reduce the processing time to approve the loan.The real question is what was the issue in the credit report that caused the denial, when did it occur (it nay have even occurred during the application process), was/should it have been known prior to the application and could this have been mitigated?

I have always been interested in real estate but wasn’t really in a position to do much about it until recently.I fell into owning rental properties almost on accident.

I thought that was great as I was so new it didn't even occur to me to ask for rehab money.

I know it's quite common and just didn't know the solutions, consequences, etc. when something like this occurs.
