I guess you could say if she surrenders her claim to the property then you solely own it (if no one else is on deed).Bargain and sale - If your sister wants to transfer her (and her interest only) to you or a LLC for no money, then you want a B&S deed.Again, in OR/WA, so other places may do it different.

Im in DC, a very healthy flipping market...and while people make a lot of money in real dollar values, the amount you make on an ROI basis, are probably low compared to other markets because of how large our capital outlays are.

IE a lot of folks work in Oregon and live in Washington across the river.. they still pay Oregon income tax.. so thats something to check.I think folks are going to scatter with the wind.. but seems to me suburbs of NJ  CT  PA would benefit but there is a whole lot of little towns in those areas for folks to scatter..

You can prepare a quitclaim deed yourself, go down to the county office (or equivalent for DC) and file it yourself.

Not sure about CA but the mandatory meeting between lender/servicer and the borrower and the Borrowers foreclosure consultant is the law in Oregon and Washington..
