Do we need to show late fees, check bounce fee etc as earning?

This is the one that when a lender does a credit check on us, they don't see it in our name.

You could check to see if the property is in a state that allows TOD.

Even if a neighborhood is cheaper/higher crime/lower income tenants, there tends to be at least one pocket that is nicer in that neighborhood where you can find something that checks both boxes.

We just sold a house in Millvale yesterday for $87,500 that would have checked all your boxes.

Also having a list of the items included on the lease to use as a check in or out list to ensure all appliances are present.
