We are considering a house purchase, and inspector recommended the following:**Ground the electrical outlets in the bedrooms**Install GFCI's in the kitchen, baths, and outdoor outlets.The seller does not want to do it since "the house was built in 1980 and it was built up to code back then".I was thinking about getting a quote how much this would cost and deduct it from the purchase price...

I'll throw this out there in case anyone thinks it should also be in the mix with the other projects.I have a large-acreage rural tract in an area with moderate seasonal tourist population demand for outdoors activities (hiking, camping, hunting, etc.) that I'd like to explore developing in the following ways:D1) Rebuild uninhabitable existing home as LTR, STR, and/or family vacation home and a place for someone in the family (maybe myself) to retire eventually.

Current loan/rate, house value, rental rates, cashflow before/after a refinance, etc.If you want the LLC so that is gives you asset protection, it probably makes more sense to look at an umbrella policy instead.

I personally have a umbrella policy with USAA, this policy covers you onw a minimum of 1 mil dollars in case you get suit and they are trying to come after you.

I have an umbrella policy which I think is better than an LLC but how can I protect myself even more with specific verbiage in my lease from suit or losing a big lawsuit if it were to happen.Would love examples of what isnused in your lease to prevent this.

You'll need the separate bank accounts, debit/credit cards, extra accounting/bookkeeping, all the attorney fees to setup and manage these enttiies, can't share the umbrella policy..Yes, people talk about the Due on Sale clause, but just about everybody says it never gets called unless you stop making your payments.
