How many times do you get policy update notification from various companies in which you’re involved?

The few items I see that you (maybe) missed were capital expenditures (CapEx), Lawn/Snow care expenses, and $1,500 for maintenance might be kind of lite if the property is older/not updated.

How do the comps compare to your property; number of bedrooms, number of baths, updated kitchen and bath, finishes, and most of all is everything done.  

Specifically if a given property has updated systems and is held for a shorter period, the Cap Ex budgeted would be lower than a long-term hold with dated plumbing, electrical and requiring a new roof.Better to over estimate and have plenty of reserves just in case instead of the alternative.

I would take out ALL metal plumbing and update waste pipe to PVC and supply to pex.HERE, we have a lot of rust, calcium deposits, and lime, besides grit ruining faucets etc. 

We are very close to closing this property so I will definitely give an update to this forum so that you guys stay in the loop.

Updated the vacant back unit and rented it out.
