That's true @Tim Kavanaugh but I do a lot of investing out of state. 

I have done the BRRRR quite a few times and I have yet to receive a refi appraisal that I believed to be true market value, it is always less.

Sometimes when something is too good to be true, it probably is.

If it is an up and coming area with a lot of investment, I am going to assume it is not a low-income complex.Generally, new construction is going to demand a higher rent than existing units, but not always true. 

I think for our long-term goals we will stick with trying to find a true duplex. 

By not having legal representation you are basically showing them that this is true. 

With the claims they make, they should be able to prove with documentary evidence that said claims are true.

But like @Eric Johnson said, if their terms are too good to be true, then...yeah.
