I had one of my guys in MS get a cease and desist.. then still went down the wrong path and they arrested him on a Friday night so he could not get bail until Monday sitting in Jail over the weekend = no fun.And here on BP its all hearsay anyway non of us are the regulators we can all have our opinions but they don't mean squat at the end of the day..

(So this Friday I would get the list of evictions for the week ending last Friday)I have them weed through and pull out all management company evictions, and apartment complex evictions and narrow them down to only single family properties and small 2-4 unit properties where the eviction is done by the owner.

Cold calling is absolutely outstanding. when you do Call try and call between 9 AM to 11 AM and 3 PM to 5 PM Monday through Friday    And make it a requirement. 

I listed it on Friday night at $320,000 and had 12 offers buy Monday.
