Most of the answers have already been given, so I'm starting a follow up thread with a different slant to some of the replies and a couple real life case studies..

I'm beginning to work on a market study of the east bay (I live in Hayward, CA).

I have been studying courses and the only thing I find is confusing info.

I am unsure about how to do market studies in such a situation and would like suggestions as to how I'd go about that...

I would just say study the MLS closely and make sure you feel confident about the end sale price, and what the market is doing, right now...

The problem with these articles is they throw out a "case study" and then follow it up with a series of ridiculous conclusions.

Don - You are very right, and you all should look at my post on the Over the Rhine area as it is a pretty interesting case study of sorts, literally the definition of gentrification (if the rennaisance continues).
