Paying the plumber $250 is better than me driving 30 minute each way and messing with it for 45 minutes to discover I need to go to the hardware store and then return and fiddle with it some more.Unless if the wife and I aren't getting along, then I could spend 8-12 hours sweeping the floor in a rental utility room.

In this case I pay a flat advertising fee per month which includes them putting out a sign, posting ads in local stores and bulletin boards, posting on their own website and social media and doing the local Craigslist (If I want anything beyond free advertising I need to pay for it).

Toss in a giant 8 foot fence - 6ft chainlink with 2 ft of Concertina-Wire (find a military surplus store to get this)..Plant tall bushes to give the facade of a beautiful neighborhood, and get a variance to put a gate across the road.

You have to know what size door to buy, go to the store and purchase it, be able to transport it, know how to remove the old one, know how to square a new one so it doesn't rub or hit, and know how to paint it without ugly paint lines and roller marks, and know how to install the knob and/or cut in the hinges for proper operation.
