TJ, The ADU Zoning ordinance in Salt Lake City requires that for an ADU to remain compliant that the primary unit on the property be owner-occupied.

I respectfully disagree with Michael - my prior employer owned 9 car washes in Ohio and winter time was our busy season - People cannot wash their cars at home and want to get the salt off of their car.

Right now we're flipping and wholesaling homes near the Salt Lake City area.

Therefore, I take everything the realtors tell me with a pinch of salt and I form my own opinion.

Unfortunately by proposing an hourly rate, you will immediately filter out most of realtors worth their salt.

I think I'll use them with a grain of salt.

Also I’ve seen some of his videos, he’s basically a real estate agent guru, so I’d take his advice with a grain of salt personally.

My plan is to continue educating myself on Real Estate investing here on Bigger Pockets and elsewhere, to start analyzing properties on the Bigger Pockets Calculators and hopefully find and seal a deal on a house hacking duplex here in Northern Colorado in the next 6 months. 

I have had an inspector with an engineering degree from Texas A&M recommend that I seal soft brick imported from Mexico on one of my houses.  

.- Factor in another 8-10% for property management sometime down the line so that you can see what returns, if any, you can expect if/when you've moved out of the property.This deal may make more sense if you're renting out bedrooms and can get your total rental income to about $3K/ month while living in the upstairs unit.Please take this with a grain of salt as I am not licensed in or familiar with your market.
