Our small house is in a great area of Eagle Rock where rent will cash flow positive.

In addition to what others said, when you refinance and pull money out, your cash flow is going to drop like a rock, due to the debt payment.So use the seasoning period as an opportunity to build some reserves.

Red flags?

Locally here in Louisiana I have used Hancock Whitney and Red River Bank. 

Make sure the down spout extends past the rock, so it must go out 4-5 feet.

There were some red flags involved but I’ve been doing as much of my own due diligence as possible.
