I think the key to passing is cram your classes into the shortest period of time possible, and once you are done with all your pre-license classes (90hrs) take your tests right away while information is still fresh.

I haven't done too much digging, but from what I've gathered, it seems like 1-1.2mil will get you around 6k in rent roll which would be a cap ex of 5ish% a year (much lower than your returns).

I am a Newbie and found a couple of properties in the pre-foreclosure stage.- Both are estate properties under a county guardianship.- Both are in the early stages of NOD (Notice of Default).- Properties are in good condition, just a little touch to increase their selling price.Questions ?

Many years ago I coined the term "pre-probate" for real estate investors to understand that probate is (for the buyer) a title problem.If you are contracting to buy the asset, CA laws provide for a summary probate for a gross estate date of death value under $150K.
