My personal opinion is that it should be avoided unless the DPA is a "grant" and not a 2nd mortgage which is much rarer and harder to get.Here are the main thoughts I speak to clients about 1.)

He contacted the person to see what the guy would give him but the guy tried to talk him down to a lower down payment.

Hello everyone,I'm currently exploring the housing market in search of my first personal home, which I intend to rent out in the near future after putting in some sweat equity.

Personally, I would start simple with a single family. 

But ultimately, know this, no matter who you hire, you are the person who's ultimately responsible for your own signature.

I agree with @Jake Baker - this is what you want to do when making it easier for the person handling your books.
