It is true, I could extend you a note and accept a mortgage on one of your properties as collateral.     

Rent rates and purchase price can be adjusted if the option is renewed/extended at that time.

Hi @Mike Warder,Yes, it is possible to 1031 Exchange into a land-lease/ground lease investment as long as the ground lease has at least a total of 30 years remaining (remaining term plus any options to extend).

To be safe, you might be better off extending the closing and have the current owner deal with the tenants through eviction or some other steps.

Drafted an agreement and extended an offer, the waiting part is where I get inpatient LOL...I honestly went in there to close the deal...hoping I did with my best "tactics" :)

So, do you have extra flooring you could extend in, or replace all the flooring?

That extends to leaving it in the account until such time it is adjudicated.
