Being forced to re-finance out of hard money Rates seems a bit counter-intuitive for anyone who was able to pay all-cash to begin with.Seems to me, a bit of extra time spent finding an investor-friendly CONVENTIONAL (lower Interest Rate) Lender from the outset might pay better dividends.

If you plan on duplexing consider that because seperate entrances are key and to have to build a staircase down to the ground from above or cut into an existing foundation is a lot of $ needed to spent that can be avoided.

On the other hand, one could argue that if you choose a good real estate attorney to draft your loan docs and guide you through the process, the money is just as well spent there.)Another thing is that, as a guru Robert Kiyosaki (Rich Dad) is "information light" (on specifics), but I do feel his books have a number of "philosophical gems" (ways of looking at things) which are extremely valuable.

Since she may win this battle but you will win the war since she will have to have this judgement on her record for the damage she made to the property on her credit report and you can at least get back the 1500 from her (half what you spent).

My folks still have our college house rented out on the east side of town towards downtown.My wife spent her college days in Oxford, if it's anything like Starkville (also rapidly growing), I'm sure it would be a great place for buy and hold.
