Share bad news early.

if you can get a seller to agree to sell subject-to your paying down their existing mortgage, then go for it.if they expect to stay in the house, you have bad news for them. if they can't make their payments, how can they pay you rent?

Nevertheless, a good source of info for these news outlets are #Twitter (can be overwhelming though), #VRMB (a private group of vacation rental managers run by Matt Landau (smart cookie), #VRMA, and a LinkedIn Group called Vacation Rental Managers.  

Sellers of debt usually only show the good news though.

So if you are spending more than $2K on maintaining the LLCs, you should get rid of them.The bad news is that the Flats are probably titled in the name of the LLC, so you may need to retitle them (and pay sales or transfer tax ) on them. 

Be weary of news articles and 'rankings,' as these notoriously steer investors wrong.

Their apartment underwriting report for the CBD is the exact opposite of what you would think from reading the news.
