Your an expert pinned against a lamen and disclosure will not save you should judge or RE board find injury to the plaintiff.So, what you proposed in your OP is to deflect your expertise onto the listing agent encouraging him/her to assist you in decreasing the sale price just enough so you can mark it up and resell to a legitmate buyer.
