Given that it's an ADU and you are an owner occupant I would courteously terminate the lease (the how on this is going to depend on your local laws and your lease) and get a new tenant ASAP.

If they treat you like the existing owner:The tenants would pay between 1st and 5th give or take (depending on local laws about when rent’s really “due”.

Check with some of the local REIAs to see if there are any interested buyers, have the host blast out an email to all members.

To find the right lender, check with local real estate groups, mortgage brokers, or online platforms.

It would seem like investors would want the conference here...more "local".  

I concede that this will be difficult to execute in Charleston (affording a house with STR potential as a FTHB straight out of college), so you may have to take a stair-step approach.In the meantime, get involved with the local REI community.

Based on suggestions in the forum we googled local community banks in south florida and both that we spoke to seemed very open to the idea of buying in a personal name and then quit claiming the property into an LLC.
