I’m located in Dallas but interested in purchasing a rental property in the Pittsburgh, PA area.

While Pennsylvania is not a community property state, whatever property you and your spouse acquired during your marriage, including all money earned by each of you, is considered to be marital property.

I would not at all consider Pittsburgh a "college town" the way, say, State College PA is. 

The downside to the PA job is that I would be working 5 days and each week my schedule is rotating, morning, afternoons, and then overnight.

This includes upstate New York, Pennsylvania, New Jersey, Connecticut, and even Massachusetts. 

@Amanda Jarrett I’m pretty sure, in Pennsylvania at least, that you cannot legally accept more than 2 months rent in advance.
