This is a good tool to RENT. 

We have so many good tools available to us, but at times, it's overload.

I know I'll encounter this situation in my career, and having the proper tools to create options for sellers will greatly increase my ability to do business.

However, like you're doing, look for answers and opinions of other experienced REI's...and maximize BP's tools and library of information, and you won't go wrong.

You can create profit in real estate without a lot of start-up capital by using creative financing.There is a creative financing tool for virtually every situation.

In other words, things like:- Don't provide tools- Don't dictate hours- Allow him to sub-out his work- Allow him to determine how best to accomplish the rehab work- Etc...

Daily management is your contractor's job, not yours, unless it is a GC that is described as "three men with truck and tools" and advertises on craigslist, then maybe, it needs to be visited per day.
