Honestly some cheap assets in Paulding and Henry County scare me as there are more 30% institutional investors present in each of these two counties.  

You're going to have a really hard time finding any institutional lender willing to go over 80% on anything but a homeowner occupied property.

Though highly common with institutional loans, personal guarantees are not an "always" affair.  

It does not have great demographic numbers, in fact they show a decline, but the intangibles are there and the institutions are there.
