As to how the "breed" is determined, from my reading of insurance policy dog breed exclusions, the insurance industry considers a dog with any significant percentage mix of the "bully breeds" as a pit bull.

I always recommend people to invest in getting licensed not only because I started out doing that, but it will teach you so much about the real estate industry, and I think it will make you not only a better wholesaler, but a better real estate investor altogether whether you wholesale, fix and flip, etc.

I thought I would have some equity to pull but I am shocked that i cannot pull from that...I called a buddy of mine in the banking industry and he told me I could pull about 9-10k...Learn something new everyday.The location of the two single family homes is a 50/50 type area...There are some good parts and some bad parts...they are near the Uni of Memphis so that zip code seems to hold its value pretty well.
