If you are in bay area, i have seen multifamily deals in oakland, richmond etc.I have not ventured in Syndication model yet, but i would take a hard look at them if i dont find any sfr or multifamily to invest in.

If the main stack doesn't run up the wall right behind the toilet (but be warned, they often do) You could probably slide the toilet down in the same (joist) bay, rotate it and put it next to the vanity (and have the tub, vanity, toilet layout) without compromising any joists and then just move the door to the bathroom over to where the back of the toilet is now.

I’ve heard good things about Bay Coast too, but haven’t used them myself yet.I think the easiest thing honestly is to look at which local banks are closest to where you live, so it won’t be a big deal to go in there a lot and build up that relationship.
