Bigger question how much money would you need to make on 8 or 9 home games to make this a good investment?

Plus some sellers dont like seeing low money down as they feel you have less skin in the game.

The only thing we can do is play the game within the rules that are currently in effect.

Every time I try to talk to him about his situation and for him to maybe consider getting into the real estate investing game I feel like I come across as an a**hole who's talking down upon him for how he has built his retirement fund the last 40 years. 

We expect many tenants to play games in the coming months.
